Here are the latest Utah County Housing Stats! What do these mean?
• There are STILL MORE homes for buyers to choose from. Make sure your home shows its best & is priced appropriately. Monitor feedback & comparable listings around you & adjust accordingly if needed. Especially important if you have new construction around you. Builders are being very aggressive with their incentives.
• Closed & Pending Sales are UP!! Life happens & moves are still occurring. However, buyers are getting deals, with closing costs covered & lower offers.
• Average Sales Price is STILL hanging pretty steady, sorry 
• More choices= more negotiations. Closing costs covered & lower than list price offers are not uncommon. Know what to expect when you are buying or selling! There is always that outlier home or situation, but be realistic with expectations.
• Days on the market continues to go up. Gone are the days of being under contract within a day or two – that is not common, so do not panic if it takes a while

If you are thinking about making a move, knowing what to expect & what is realistic for your situation is very important. We see some of the best deals for buyers happen in the winter. So if you are on the fence, I think it is time to hop off!
