Latest Utah County Housing Stats

Here are the latest Utah County Housing Stats! What do these mean?

• Listings are still DOWN. We typically will see more homes come on in the spring (any time now!)

• Closed Sales are DOWN, BUT! Pending sales are UP! I feel like we are getting some momentum here. 

• Average Sales Price is still UP! 🤔 Sorry everyone, hahaha

•  Closing costs covered & lower than list price offers are still not uncommon. Know what to expect when you are buying or selling! There is always that outlier home or situation, but be realistic with expectations. I think this may change as we head further into spring.

• Days on the market is still UP at 74 days days. Gone are the days of being under contract within a day or two – that is not common, so do not panic if it takes a while ☺️ Depending on the price point and surrounding competition for your home, this can definitely vary as well.

• New construction deals continue to be a bit of a drag on resale- be sure to know what is around you & what buyers are likely comparing your home to. If you are selling, you need ot be sure your home looks in tip top shape. OR price accordingly.

We are very curious to see what the spring market brings , we feel like there is momentum brewing here!
